			<content:encoded><![CDATA[<h2>Social networks such as <strong>Facebook, MySpace, LinkedIn </strong>and <strong>Twitter</strong> have moved rapidly in the mainstream; 61% of Americans now participate on a regular basis.  Teans and young adults are still the heaviest users, but many others are now following their lead &#8211; social media use among those 50 and older has nearly doubled in the past year alone.  For many families, social networking has already become a central aspect of every day life, often serving to bridge geographic and generational gaps.</h2>
<p><strong>THE POTENTIAL FOR PROBLEMS</strong></p>
<p>Many kids leard the hard way that over-sharing on the web can have real-life ramifications, but parents can suggest that they think carefully before posting personal information about themselves and others.  It can even be risky to publish certain facts about their families, such as when they will be out of town on vacation.  Some teems suffer as a result of harassment by individuals or groups who could be mistreating them both at school and online; parents may want to watch for signs of cyberbullying, which has become more common.  Children should also understand the danger that could be involved if they agree to meet a stranger in person.</p>
<p><img src="http://activerain.com/image_store/uploads/9/6/2/3/6/ar129115131163269.png" alt="" width="77" height="45" /> To open Facebook account, users must be at least 13 years old, but there is no verification process to stop younger children from gaining access with a false birth date.  Default privacy settings for minors protect their accounts brom being found on general search engines, and they may only receive messages from others in their network.</p>
<p>If you have a profile on the same webiste, consider connecting to your child&#8217;s page so you can get a realistic idea of their interactions.  If not, ask to see their profiles from time to time.  Parents who want to employ strict monitoring can rely on software or online services to catch any unacceptable online behavior.</p>
<p>Teachers, coaches, college admissions officials and potential employers have been known to check out the online profiles of students, so teens should remain aware that inappropriate photos, updates and associations could be scrutinized and possibly impact their opportunities in the future.</p>

<p><strong>UNDER WATFUL EYES</strong></p>
<p>76% of parents who have Facebook profiles are linked to those of their children &#8211; and it&#8217;s a non-negotiable rule in 41% of households.  Despite their monitoring efforts, 33% of parents said they still worry about what their children might be up to online. Not surprisingly, 30% of kids say they would choose to &#8220;unfriend&#8221; their parents if they could.</p>

<p>Launched just six years ago, Facebook&#8217;s membership was first limited to Harvard students.  Facebook is now the world&#8217;s largest network and the most visited site on the Internet.  50% of Americans have Facebook profiles.  IF FACEBOOK WERE A NATION, IT WOULD BE THE THIRD LARGEST IN THE WORLD!</p>

			<content:encoded><![CDATA[<p>The current U.S. housing market and financial crisis have caused tremendous stress and heartache for families across America.  During times like these, there are always a certain percentage of homes or homeowners who are distressed.  According to the Mortgage Bankers Association, as many as 1 out of 10 homes are either delinquent or in foreclosure.  &lt;strong&gt;Fortunately Texas has not been hit that drastically!&lt;/strong&gt;</p>
<p>Options for Homeowners to AVOID FORECLOSURE&#8230;</p>
<p>1.  Reinstatement &#8211; To reinstate a mortgage, the homeowner has to pay all the missed payments, lates fees and legal fees that are due up to the date that the loan is reinstated.</p>
<p>2.  Forbearance or Repayment Plan &#8211; The lender allows the buyer to pay the  missed amount over a period of time or the lender places the missed payments on the end of the amortization of the loan.</p>
<p>3.  Rent the Property &#8211; In some cases homeowners are better off moving into a property with lower monthly payments and leasing out the property.</p>
<p>4.  Sell the Property &#8211; If sellers have equity in their property, they can sell it and prevent a foreclosure.</p>
<p>5.  Refinance &#8211; If homeowners have sufficient equity and income and their credit has not been too badly damaged, they may be able to refinance.</p>
<p>6.  Mortgage Modification &#8211; A loan modification is very similar to a lower interest refinance where the lender lowers the interest rate on the existing loan to lower the payments.</p>
<p>7.  Short-refi &#8211; This process involves the refinance of a home with a reduction in the principal balance and ofter the interest rate as well.</p>
<p>8.  Deed-in0lieu of Foreclosure &#8211; Sometimes referred to a friendly foreclosure because the homeowner essentially give the deed back to the bank.</p>
<p>9.  Bankruptcy &#8211; A bankruptcy may stop a foreclosure and allow homeowners to reorganize their debt and keep their property.</p>
<p>10.  Servicemembers Civil Relief Act (SCRA) &#8211; This law provides certain protection to military personnel who are in foreclosure in specific situations.</p>
<p>11. Short Sale &#8211; When homeowners owe more on a property than it is currently worth and one of the previous solutions does not apply to their situation, there is the option of pursuaing a short sale where the mortgage company is willing to accept less than the full balance of the loan at closing.  A buyer closes on the property, and the property is &#8220;sold short.&#8221;</p>
